Design brief
Villa Shimica is a private, secluded residence located in Privlaka, within the coastal landscape of Zadar County.
The design brief was to achieve a high level of privacy while fully embracing the surrounding seaside nature and open views. Conceived as a year-round retreat, the villa offers an environment equally suited to lively summer gatherings and quiet winter evenings by the fireplace.
The project was developed as a complete design-and-build process, including land acquisition, architectural and interior design, and full construction, ensuring a cohesive vision from concept through execution.



Architecture
The architecture is defined by interlocking cubist volumes, composed of clean white forms with deep recesses and cantilevered upper floors that provide natural shading and a strong sense of depth.
The façade combines white rendered surfaces with polished stone slabs, grounding the contemporary composition in material richness. Glass balustrades and dark-framed glazing maintain transparency and emphasize the villa’s connection to the landscape. Linear LED lighting integrated beneath overhangs and along stone perimeter walls accentuates the geometry of the building at night, giving the volumes a subtle floating effect.
The spatial organization unfolds vertically across three levels. The ground floor is dedicated to social living, opening directly onto the pool terrace and outdoor dining areas. Private bedroom suites occupy the first floor, each with sheltered balconies, while the rooftop functions as an elevated living space with a jacuzzi, outdoor kitchen, and lounge designed for panoramic views of the sea and the Velebit mountain range.
Despite its compact footprint, the villa maximizes outdoor living through generous terraces, rooftop use, and seamless indoor–outdoor transitions achieved with large sliding glass doors.
Interior Design
The interior concept is based on soft minimalism, combining architectural clarity with warmth and comfort. A restrained palette of warm neutrals—off-whites, beiges, and soft greys—creates a calm backdrop that allows natural light and exterior reflections to define the atmosphere.
The ground floor is designed as a fluid open-plan space for cooking, dining, and relaxing, ideal for social and vacation living. Floor-to-ceiling sliding doors create a continuous relationship between interior spaces and the pool terrace, while sheer curtains soften the geometry and provide privacy.
Bedrooms are conceived as private suites, each opening onto a terrace and enjoying a direct connection to the outdoors. The rooftop level becomes an open-air extension of the interior, merging wellness, relaxation, and entertainment into a single elevated environment.
Technical Specifications
The villa is constructed using a reinforced concrete and brick structural system, ensuring durability, acoustic comfort, and long-term performance. High-quality thermal and sound insulation is integrated throughout the building envelope.
A combination of water-based underfloor heating and a heat pump system, supported by concealed ceiling and wall-mounted fan coil units, provides efficient climate control year-round while maintaining clean interior lines.
As a fully integrated design-and-build project, all architectural, interior, and technical solutions were developed and executed under one unified process. This approach guarantees a high level of craftsmanship and attention to detail, ensuring the highest quality from concept to completion.
