Design brief
The aim was to create a place of quality, calm, and refined Mediterranean living, where architecture and landscape coexist seamlessly. From the outset, the goal was to preserve the natural beauty of the site, fully embracing the terrain, sea views, and the presence of mature olive trees as defining elements of the project.
A key challenge was to integrate the buildings into the sloping landscape while protecting and reusing the existing olive trees, which later became an integral part of the garden design. Generous outdoor spaces, expansive terraces, and large gardens were carefully planned to allow residents to experience the surrounding nature and uninterrupted views at every level.
The scope of work included land acquisition, architectural design, and full construction delivery, allowing the project to be developed as a cohesive vision from concept through to realization.



Architecture
The architectural language is defined by modern cubist geometry, expressed through a composition of stacked volumes with clean horizontal lines and deep recesses. Cantilevered floor plates create shaded terraces and emphasize a strong sense of depth, while softening the overall mass of the buildings. The project is divided into two primary volumes, breaking down the scale and allowing improved air circulation, increased privacy, and multiple corner views, resulting in a lighter architectural footprint that sits comfortably within the landscape.
Materiality plays a central role in grounding the contemporary form. White textured render is paired with natural wood-look vertical slats, stone-clad retaining walls, and dark-framed glazing. Vertical screening elements provide privacy between units while introducing warmth and rhythm to the façades, balancing the clean geometry with tactile, natural finishes.
The buildings are oriented toward the sea, ensuring that views of the olive groves and the horizon remain the dominant visual experience from both interior and exterior spaces. Floor-to-ceiling sliding glass doors blur the boundary between inside and out, allowing living areas and terraces to function as a single continuous space. Tiered living responds directly to the site’s topography, with ground-floor residences opening onto private gardens, upper units benefiting from deep balconies, and penthouse levels crowned with expansive roof terraces featuring pergolas and open views across the archipelago.

Technical Specifications
The buildings are constructed using a fully reinforced concrete structure, ensuring long-term durability, structural stability, and acoustic comfort. Enhanced floor build-ups provide excellent thermal and sound insulation across all residential units, supporting a quiet and comfortable living environment throughout the development.
Efficient climate control is achieved through a combination of underfloor water heating and concealed ceiling duct systems. This integrated approach maintains optimal indoor conditions during both hot Mediterranean summers and cooler winter months, while preserving clean interior lines and maximizing usable living space.
Each apartment is conceived as a private wellness retreat, featuring its own jacuzzi or pool, while penthouse residences are further elevated with private rooftop amenities including a sauna and an outdoor fireplace. As a fully integrated design-and-build project, every detail—from structural solutions to material junctions and bespoke elements—was conceived, coordinated, and executed under a unified process, ensuring complete quality control and a seamless translation of the architectural vision from design to construction.
